To se může stále zdát jako dlouhá doba, ale ne porovnáte-li ji s dobou návratnosti v jiných městech. V Praze byste si například na vrácení investice počkali až dvacet tři let.

Studie se zabývala situací v celkem patnácti městech České republiky. Nejvyšší příčky si pro sebe získala města Ústí nad Labem, Teplice a třetí byla Ostrava. Oproti tomu na nejnižších pozicích se umístila již zmíněná Praha, Brno a České Budějovice. Objektem srovnávání se staly prodejní a nájemní nabídkové ceny panelových bytů v osobním vlastnictví s výměrou 40 až 65 metrů čtverečních.

Možnou odpověď, proč si například Praha vedla ve srovnání tak špatně, lze hledat v cenách bytů. Ve druhém čtvrtletí letošního roku ceny za nákup bytů v Praze vzrostly průměrně o deset procent a vyšplhaly se tak na částku 60 700 za pouhý metr čtvereční. Nejvíce ceny vzrostly v případě developerských projektů, na druhém místě byly byty v cihlových domech a na třetím panelákové byty.

Investice do pražských bytů tak rozhodně není pro každého. „Investici do bytu v Praze bych doporučil spíše investorům, kteří spekulují na dlouhodobý nárůst hodnoty bytu. V případě snahy maximalizovat návratnost pomocí nájmu bych se poohlédl spíše po menších krajských městech,“ popsal situaci Jan Boruta z portálu FérMakléři.cz, který srovnává služby realitních makléřů.
