Bytů se staví větší počet, stále je to ale málo

Nedostatek nového bydlení, a to oboje v případě bytů i domů, představuje v České republice již delší dobu výrazný problém. Nově to vypadá, že ačkoliv došlo k drobnému zlepšení situace, bytů k zakoupení je stále málo.

Pro lepší představu o současné situaci se podívejme na statistiky z druhého čtvrtletí roku 2019. Stavební úřady v tomto období vydaly celkem 22 639 stavebních povolení, což oproti loňsku znamená nárůst o 4,5 procenta.

Odborníci nicméně hovoří jasně: Počet bytů je i nadále nedostačující. Nedostatek bytů, kdy poptávka převyšuje nabídku, má za následek navyšování cen nemovitostí. Nemožnost dovolit si pořídit vlastní bydlení, a to i s uzavřením hypotéky, postihuje stále více lidí. Ti si pak v důsledku toho berou méně hypoték. Opět porovnejme statistiky. Zatímco loni od ledna do konce srpna získalo hypotéku přes šedesát čtyři tisíc lidí, letos tak učinilo pouhých padesát tisíc.

Kdo nemá dostatečné finanční prostředky na hypotéku, uchýlí se místo toho k pronájmu. A protože bytů je málo, nájemné rovněž stoupá. Například v Praze dnes průměrný nájem v nejžádanějších bytech velikosti 2+kk činí přibližně šestnáct tisíc korun.

S vyšší cenou bytů i jejich pronájmů přichází rovněž zájem lidí o nárůst platů, aby si dražší bydlení mohli dovolit. Získat lepší plat však není vždy možné, a tak se perspektivní mladí zaměstnanci raději mnohdy přesunou do zahraničí, čímž český trh přichází o potenciálně velmi cenné pracovníky.

Jak tuto situaci vyřešit? Jednou možností je zjednodušit proces povolování nových výstaveb, aby se snížil současný velký rozdíl mezi zájmem o byty a jejich počtem na trhu s nemovitostmi. Možnost budoucí změny minimálně pro Prahu slibuje rovněž nový stavební zákon, který by nicméně začal platit nejdříve od roku 2021.
